In North Hollywood, construction is complete for a new multifamily residential development just off of Lankershim Boulevard, architect Sam Aslanian announced last month.

NoHo Moderno, developed by Pyramid Development Group, replaced a four-unit apartment building at 11013 Hartsook Street with a new podium-type building featuring 25 studio, one-, and two-bedroom apartments above parking for 13 vehicles.

Project entitlements include Transit Oriented Communities incentives to permit a larger building than otherwise allowed by zoning. Three of the apartments are to be set aside for extremely low-income households in exchange for the incentives.

"Architecturally, NoHo Moderno is defined by contrasting dark gray and white exterior planes, metal siding, recessed balconies, glazing and a series of façade offsets that create depth and shadow," states a narrative released by Aslanian. "The upper portion of the building steps back from Hartsook Street, reducing its perceived mass at the pedestrian level while creating additional outdoor space. The approved design also incorporates a double-height pedestrian entrance, architectural window recesses, varied exterior materials and façade plane changes."

Project amenities include a rooftop deck and a fitness room.

According to Aslanian, 20 of the 25 units are already leased following the issuance of a certificate of occupancy for the property in August.

A larger multifamily residential building is also underway on a neighboring site.
