A presentation to the Santa Monica Architectural Review Board reveals design tweaks for a proposed affordable housing complex in Downtown.

Planned by Hankey Capital for a mid-block site at 1238 7th Street, the project calls for the construction four-story building featuring 28 rental units, as well as common amenities for residents. That represents a slight increase in density from when the project was first presented earlier this year.

Ottinger Architects remains the architect for the updated version of the project.

"The design of the proposed project is based on the concept of splitting the building into two smaller and distinct forms using breaks in the massing and material changes," reads a staff report. "Between the two forms is a narrow, vertical circulation spine that is accented with perforated green and metal screens topped by a canopy."

Hankey Capital acquired several sites in Santa Monica after default by prior owner WS Communities, including a neighboring site at 1524 7th Street where the company has plans for a high-rise residential tower.
