Hollywood-based developer Relevant Group has filed plans with the City of Los Angeles to construct a mixed-use development anchored by the historic Morrison Hotel in South Park.
The approximately 387,000-square-foot project, slated for the northeast corner of Pico Boulevard and Hope Street, would involve the reuse of the existing Morrison building, as well as the construction of a new 12-story tower on an adjoining parking lot.
Renderings of the project, which is being designed by Steinberg Hart, also indicate plans for a second mid-rise structure, which would replace a series of small commercial buildings adjacent to the hotel. Images show an approximately 15-story edifice.
A full buildout of the proposed development would include 100 residential units, 473 hotel rooms, and multiple restaurants.
The four-story Morrison Hotel, built in 1904, was made famous by a 1970s album of the same name by the Doors. The hotel featured prominently on the album's cover art.
The Morrison project is the first Downtown development for Relevant Group, which is best known for having completed the Dream Hotel in Hollywood in 2017, and is now in the midst of construction on a Thompson Hotel and a Tommie hotel nearby.
Their Downtown hotel will sit directly north of Onyx, a mixed-use apartment building from Jade Enterprises, and one block east of the City-owned parking lot where Lightstone Group of New York hopes to construct a pair of hotel towers.
