After months of rumors, it's official: a mixed-use development is set to replace Tenants of the Trees in Silver Lake.

In an application filed last week with the Los Angeles Department of City Planning, property owner H for Hyperion, LLC, calls for clearing the existing building to make way for the construction of a new five-story structure featuring 28 one-bedroom apartments with approximately 2,200 square feet of ground-floor commercial space.

Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, five of the proposed apartments would be set aside for lower-income renters.

Bjarke Ingels Group, a firm better known for eye-catching skyscrapers, is designing 2810 Hyperion, which is shown in plans with a contemporary low-rise structure clad in steel.

The project would utilize the enhanced administrative review entitlement pathway, which does not require a separate environmental clearance or a public hearing.

Other Bjarke Ingels projects in Southern California include a recently-opened expansion at Claremont McKenna College and a long-planned tower complex in the Downtown Arts District.
