Los Angeles-based developer KOAR has taken another step forward in its plan to construct a new hotel between Hollywood and Sunset Boulevards, with a release of the project's initial study.
The proposed development, which would rise from a parking lot at 1600 N. Schrader Boulevard, would consist of an 11-story, 126-foot-tall building containing 198 guest rooms above approximately 5,500 square feet of retail space and an underground parking garage. An existing 12-unit apartment building to the north of the current parking lot would be rehabilitated as part of the project.
Lake Flato Architects is designing the Schrader Hotel, which would see exterior materials including brick and metal panels. Plans also call for a roof terrace, and a small courtyard fronting Selma.
Construction of the hotel would occur over approximately 18 months, although a precise timeline has not been set.
KOAR's project is the latest entrant in a collection of hotels on surrounding blocks, including the existing Dream Hollywood and Mama Shelter. Directly across the street from 1600 Schrader, Relevant Group recently broke ground on a new Tommie Hotel, joining a Thompson Hotel that is already under construction nearby on Wilcox Avenue.
