Two proposed developments filed last month with the City of Los Angeles could replace a series of mid-century and early 20th century apartment buildings in Koreatown with larger residential complexes.

The first project, located at 731 S. Oxford Avenue, comes from applicant In Sook Chang.  Plans call for the construction of a seven-story, 92-unit building feature - including 30 apartments set at the very-low and low-income affordability levels.  This would fully replace the 30 existing apartments that now occupy the development site.

A numer of similar multifamily residential developments are currently planned or under construction on nearby properties, including a 160-unit building at 700 Manhattan, a 131-unit building at 8th & Harvard, and a 364-unit complex at 3525 W. 8th Street.

The second development, located at 950 S. Berendo Street, would replace seven existing units with a six-story, 75-unit development featuring 53 parking spaces.  The project is being processed through the city's Transit Oriented Communities guideline, which allows additional density and height in exchange for providing affordable housing.  The 950 Berendo development earmarks eight units as affordable housing at the extremely low income level.

City records list the applicant for the 950 Bernedo project as a limited liability company called Berendo Partners.

Just south of the project site, two mixed-use buildings are now taking shape at opposite corners of Olympic Boulevard and Catalina Street.
