At its meeting later today, the Santa Ana Planning Commission is scheduled to review a proposal from San Diego-based Wermers Properties to construct a mixed-use development near Prentice Park.

The project, called the "Elan," calls for demolishing a vacant Elks Lodge building at 1660 E. 1st Street to allow for the construction of a pair of six-story structures containing a combined 603 apartments and 24,290 square feet of ground-floor retail space.  Plans call for a mix of studio, one-, two-, and three-bedroom floor plans, in addition to parking for 1,157 vehicles.

TCA Architects is designing the mid-rise development, is described as featuring a contemporary architectural style that incorporates Mid-century modern elements.  Proposed materials include glass concrete, cement, and fiber cement siding designed to resemble wood.

The project will also offer a mix of live/work "shopkeeper" type units, which allow for merchants to live above their street-level businesses.  Other commercial spaces are being designed to accommodate uses including retail, cafes, and offices.

A full buildout of the Elan would be valued at approximately $200 million, according to a staff report, which recommends that the Planning Commission approve the development.

A handful of other large mixed-use projects featuring apartments and retail space are also planned along the 1st Street corridor in Santa Ana, including 419 units at 2222 E 1.st Street and 552 units at 2020 E. 1st Street.
