A car wash in the Fairfax district is slated for redevelopment with a mixed-use, mixed-income apartment complex, according to a filing yesterday with the City of Los Angeles.

The property, located at 7673 Melrose Avenue, is poised for the construction of a new project through the Transit Oriented Communities guidelines that would feature 24 residential units and 5,325 square feet of ground-floor retail uses.  In exchange for the affordable housing required for TOC eligibility, the project applicant has requested a reduction in required parking and an increase in buildable area, amongst other incentives.

Property records link the car wash to an entity called 7673 Melrose Ave, LLC.

Additional details about the project are currently unclear.

The development site is located a quarter-mile east of Fairfax Avenue, where construction is now wrapping up for a similar mixed-income housing complex.
