The Mid City West Community Council has endorsed a proposed apartment complex near The Grove after extracting a promise from the project's developer to add more affordable units to the building.
The proposed five-story building, slated for the current site of an auto body repair shop at 8000 W. 3rd Street, would feature 50 residential units, 7,250 square feet of ground-floor retail space, and parking for 76 vehicles in two basement levels - though just 29 parking stalls would serve residents.
Originally planned with five deed-restricted affordable apartments, developer 8008 Third Street Investments, LLC has agreed to set aside two additional units as moderate affordable or senior affordable housing under covenant for a period of 55 years. The applicant also agreed to conditions that call for repaving an alley behind the property and disallowing short-term rentals within the building.
MVE + Partners is designing the podium-type building, which will offer studio, one-, and two-bedroom dwellings with amenities such as a fitness center, a central courtyard, and a roof deck.
Despite the endorsement by the MCWCC, the project will still require several levels of approval by the City of Los Angeles, including a hearing at the City Planning Commission.
