Four years after the City of Los Angeles began soliciting developers for a surface parking lot in Hollywood, plans for a mixed-income apartment complex on the property are finally moving forward.
The development site, located at 1633 N. Wilcox Avenue, spans 57,000 square feet. A case filing with the Department of City Planning indicates that the site will be redeveloped with a mixed-use project featuring 154 - including 36 affordable units - with 6,482 square feet of ground-floor retail uses. The proposed development is seeking entitlements through the Transit Oriented Communities Guidelines, which allows for increased height and density when projects provide a requisite amount of affordable housing.
A 2014 request for proposals issued for the property indicated that the City of Los Angeles hoped to engage in a ground lease with a developer who would offer replacement parking, ideally an increase from the 147 spaces currently offered at the lot.
As of June 2018, the City of Los Angeles Housing and Community Investment Department had entered into an exclusive negotiating agreement with Thomas Safran & Associates for the development of the property. TSA, which is headquartered in Brentwood, is a prolific developer of mixed-income and affordable housing throughout Los Angeles County.
The project site sits directly across the street from the 1930s Attie Building, where the LeFrak Organization is planning a 15-story development featuring 260 apartments and ground-floor retail space.
It is also located a block north of the intersection of Wilcox and Selma Avenue, the epicenter of Relevant Group's growing hotel district.
