A multifamily residential development could replace two duplexes and a triplex at a site overlooking the 101 Freeway in Hollywood, according to plans submitted yesterday to the City of Los Angeles.

According to a case filing with the Department of City Planning, applicant Mehdi Mossazadeh proposes to construct a new apartment complex at 5430-5438 Virginia Avenue, featuring 65 residential units - of which seven would be set aside as affordable housing - with parking for 47 vehicles.

The project has requested entitlements through the Transit Oriented Communities guidelines at the Tier III level, including an increase in height to 67 feet and reductions to required side- and rear-yard setbacks.

Additional details regarding the project are currently unclear.

The new apartment building would rise just one block east of a nearly identical project slated for the intersection of Virginia and St. Andrews Place, consisting of a six-story building featuring 64 residential units.

Recent guidance from CRA/LA indicates that the remaining redevelopment project areas - including one encompassing much of Hollywood - are in conflict with many of the incentives offered by the Transit Oriented Communities program.  Despite this uncertainty, property owners have continued to submit plans for new apartment buildings in the Hollywood area using the guidelines.
