A medical office building in Leimert Park could be replaced by a multifamily residential development, according to plans submitted yesterday to the City of Los Angeles.
The project site, located at 3450 W. 43rd Street, is currently improved with a single-story, 9,000-square-foot building which dates to the late 1940s. An entity affiliated with developer Brasa Capital Management calls for razing the existing structure to make way for the construction of a new apartment complex featuring 62 live/work units, with seven set aside as affordable housing at the extremely low-income level.
Requested entitlements include Transit Oriented Communities affordable housing incentives, including increases in allowable height and density, and decreases in required setbacks. Additionally, Brasa intends to construct the new apartments with zero on-site parking, an incentive that is available for TOC projects within 750 feet of a rail station. A new apartment building sans parking would not be without precedent in Leimert Park. Just north of the Brasa Capital project at 4252 Crenshaw Boulevard, Universal Standard Housing has received approvals to construct a four-story, 111-unit modular apartment building that will also be built without a parking garage. An auto repair shop is currently being demolished to make way for the new development.
New developments are planned near several Crenshaw/LAX stations at this point in time, including a two-building project slated for Metro- and L.A. County-owned sites at Expo/Crenshaw Station and the proposed redevelopment of the Baldwin Hills Crenshaw Plaza mall adjacent to Crenshaw/MLK Station.
