After six months of digging, CIM Group is ready to proceed vertically at the site of its latest mixed-use development in the West L.A.-Sawtelle area.
A tower crane now stands above 11752 Santa Monica Boulevard, where CIM is building a five-story, 154-unit apartment complex which will sit atop 15,000 square feet of ground-floor retail space and 311 basement parking stalls. Plans call for a mix of studio, one-, two-, and three-bedroom dwellings, of which 16 will be reserved for very low-income households.
The project, designed by LOHA, is depicted as a contemporary low-rise structure with a U-shaped wood frame wrapping around a podium-level courtyard overlooking Santa Monica Boulevard. Exterior finishes will include metal panels and glass.
Construction is anticipated to occur over a period of two years, placing the project's completion date in 2020.
CIM and LOHA recently completed work on a similar mixed-use project immediately west at 11800 Santa Monica Boulevard.
Both projects replaced shuttered car dealerships.
