The Los Angeles County Department of Health Services' Housing for Health Division (HFH) is expected to expand its presence in Downtown Los Angeles, according to an item scheduled for consideration at next week's meeting of the Board of Supervisors.

HFH, which is responsible for administering part of the County's Homeless Initiative, has received approvals to add 127 new staff members over the past two fiscal years, resulting in a need for additional office space.  The County's Chief Executive Officer has identified of approximately 18,200 square feet of available office space at the northwest corner of 7th Street and Maple Avenue.  The property consists of a two-story building as well as two adjoining parking lots with 60 available spaces.

The site, which is owned by SAMKO, LLC, sits in close proximity to the HFH headquarters, as well as several other department functions in the Skid Row area.

The nine-year lease, which is subject to the approval of the Board of Supervisors, would include two five-year options for renewal, with an initial base rent of $2.62 per square foot, amounting to an annual rent of $572,208.  The yearly cost of the 60 parking spaces would be $10,600.

On the opposite side of 7th Street from the property, high-rise developments are planned to replace a parking lot and the Southern California Flower Market.

A block east of the property, Skid Row Housing Trust is building two permanent supportive housing developments at the northwest and northeast corners of 7th and Wall Streets.

In Pasadena, the L.A. Business Journal reports that coworking chain Industrious has announced plans to work with ShopCore Properties to create at new location at One Colorado.

Industrious, which earlier this year signed a lease for a location in Downtown Los Angeles, expects to open its 27,000-square-foot Pasadena space in the third quarter of 2020.

The Business Journal also reports that San Francisco-based Credit Karma, Inc. will open an 18,500-square-foot office at the One Culver complex at 1000 W. Washington Boulevard.

The eight-story building, formerly the headquarters of Sony Pictures Studios, recently underwent a multi-year renovation.  Since completion, landlord LBA Realty has signed  WeWork to a 60,000-square-foot lease, and is reportedly in talks with Apple to open a 150,000-square-foot office at the property.
