The family behind the Panda Express restaurant chain is moving forward with plans for a mixed-use development in South Pasadena, according to a environmental report published by the city.
The Mission Bell project, slated for a property at the southeast corner of Mission Street and Fairview Avenue, calls for both ground-up construction and historic preservation. At completion, the proposed development would include 36 residential units, nearly 7,400 square feet of ground-floor retail space, and a two-level, 114-car basement parking garage to serve both tenants and patrons of Metro's Gold Line.
Designed by Workshop Design Collective, the project would replace two 1970s buildings with a two-to-three-story structure featuring Spanish Colonial Revival elements. The building would feature one- and two-bedroom dwellings, as well as amenities such as a gym and a private courtyard.
At the eastern side of the property, a nearly century-old building at 1115 Mission Street - a South Pasadena Historic Resource known as the Luttrell's Building would be restored, with its upper level converted into a single residential unit. Behind the vintage building, plans call for the construction of a collection of two-story townhomes, capped by private roof decks.
Construction of Mission Bell is expected to occur over approximately 27, beginning in 2020 and concluding by mid-2022.
The Cherng family, which is developing the project, must complete a final environmental impact report prior to breaking ground on Mission Bell.
