Los Angeles-based developer IMT Residential has downsized a proposed mixed-use development which would flank the former headquarters of Sunkist at 14130 Riverside Drive in Sherman Oaks.
The change of plans, detailed in a final environmental impact report published last week by the City of Los Angeles, calls for the construction of three new buildings - standing between 60 and 75 feet in height - featuring 249 apartments and 27,414 square feet of ground-floor retail space. This compares to 298 apartments planned in the original project.
Unchanged for the prior iteration are plans for the preservation and restoration of the nearly 127,000-square foot Sunkist Building as office space - which was designed in the 1970s by AC Martin - as well as the development of a 28,000-square-foot landscaped plaza adjacent to the Los Angeles River.
The reduction of the number of housing units would allow for a concomitant reduction in the amount of on-site parking. The updated project calls for 1,141 underground parking spaces, down from 1,345 in the original proposal. The parking reduction allowed IMT to shrink the size of a standalone garage planned along Hazeltine Avenue, creating space for a linear park.
The historic preservation and new construction components are both designed by Johnson Fain, which imagines an array of low-rise structures providing studio, one-, and two-bedroom apartments, as well as townhouse style units. Multiple internal roads and pathways would cut through the property.
Construction of the Sunkist development is anticipated to occur over a period of 33 months. A timeline for the project has not been announced.
IMT aquired the 8.3-acre Sunkist site in 2013 after the property's namesake tenant - Sunkist Growers - announced plans to relocate its headquarters to the City of Valencia in the Santa Clarita Valley.
