Two apartment buildings with retail could rise from corner lots in the Mid-Wilshire community, according to the agenda of last month's meeting of the P.I.C.O. Neighborhood Council's Land Use Committee.
The first project, slated for a nearly 10,000-square-foot property at 5550 W. Pico Boulevard, calls for the construction of a seven-story, 44-unit apartment building featuring with ground-floor commercial space. Plans call for two basement parking levels and four extremely low-income affordable housing units, which would be provided in exchange for Transit Oriented Communities development incentives.
The site has already been cleared of structures, and building permits are pending.
The second project, located at 5801 W. Pico Boulevard, would replace an auto repair shop with a five-story edifice featuring 80 apartments and ground-floor commercial space over two levels of basement parking. The project would provide eight units of extremely low-income affordable housing in exchange for TOC incentives.
Demolition and building permits for the property are currently pending. Protective barriers have been erected around the perimeter of the former auto repair shop.
City records indicate that Uriu & Associates is designing both projects.
Property records list the owner of both sites as entities connected to Wiseman Residential. The Sawtelle-based developer is planning a third Mid-Wilshire development approximately a half-mile west at the intersection of Pico and Crescent Heights Boulevards.
