A 106-year-old building in Downtown Los Angeles that was once the headquarters of the Southern California Gas Company has been revived as office space.
The seven-story structure, located at 950 S. Broadway, was completed in 1913 according to the Los Angeles County Assessor's Office. Alatau Capital, LLC - which purchased the building for approximately $13 million last year - has invested in upgrades which have transformed its interior into approximately 34,000 square feet of offices.
A leasing website advertises interior features including polished concrete floors with exposed brick walls and columns. The building offers 4,000-square-foot floor plates and available rooftop space.
The property was previously under the ownership of Geoffrey H. Palmer, the developer of the neighboring Broadway Palace apartments, who had sought to convert the building into 30 live/work apartments.
The property also sits across the street from the 1920s Western Costume Building, which developer Barry Shy has converted into approximately 150 units of housing. Shy has also obtained approvals to construct a 15-story residential tower on an adjacent site.
Other historic restoration projects in the near vicinity include the new Hoxton and Proper Hotels at 11th and Broadway, and Onni Group's Western Pacific Building - which now offers 200,000 square feet of offices.
