Across the street the kitschy Gower Gulch shopping center in Hollywood, the first signs of work on a mixed-use building at 6200 Sunset Boulevard have started to appear.

In recent months, a cluster of businesses at the southwest corner of Sunset Boulevard and El Centro Avenue have vacated the premises - making way for a residential-retail development from the Houston-based Hanover Company.  Approved plans call for the construction of a seven-story edifice containing 270 studio, one-, and two-bedroom apartments atop 12,000 square feet of ground-floor retail and a two-level, 361-car basement parking garage.

The project, designed by Steinberg Hart, is depicted as a contemporary podium-type building - similar to other nearby projects - clad with a combination of plaster, metal, and stone tiles.  Architectural plans show an array of on-site open space features, including courtyards, roof decks, and a fitness center.

An environmental study conducted for the project previously estimated that construction would occur over 26 months, with completion anticipated in 2021.

Hanover's 6200 Sunset development follows in the footsteps of a similar project from Essex Property Trust, which is now under construction a short distance west at 6240 Sunset Boulevard.  The two apartment buildings will flank the Earl Carroll Theatre, which is currently being restored as a live entertainment venue.

Other nearby developments include the proposed twin towers of the Palladium Residences across the street - which recently overcame a legal challenge from the AIDS Healthcare Foundation - and Modera Argyle, which would rise a block north at the corner of Selma and Argyle Avenues

At least some of the businesses displaced by the project have already found landing spots.  AIDS Healthcare Foundation, owner of the Out of the Closet chain, recently purchased a former Orchard Supply Hardware building in Los Feliz to serve as new home for their store.  A sign posted to the tire shop at 6200 Sunset also indicates that it is relocating as of November 2019.

Upon its groundbreaking, the 6200 Sunset development will be Hanover Company's third under-construction project in the City of Los Angeles - following similar apartment complexes now rising in Westchester and Warner Center.  A decade ago, Hanover had sought to construct a 20-story tower on a parking lot next to the Fonda Theatre, though their plans were overturned in a lawsuit.
