An official website has unveiled new renderings for the Brickyard, a large creative office complex currently under construction in Playa Vista.
The campus, which is being developed by New York-based Tishman Speyer, will feature slightly over 425,000 square feet of office space. Plans also call for an 9,000-square-foot daycare facility, 8,000 square feet of ground-floor commercial floor area and a below-grade parking garage.
The project - designed by Michael Maltzan Architecture with assistance from Gensler - includes two low-rise structures on approximately 10 acres of formerly undeveloped land. Both buildings will be clad with "white-glazed thin brick exteriors with patterned punch windows," thus inspiring the project's name.
A L-shaped property at 12099 West Waterfront Drive will give rise to a five-story structure with approximately 300,000 square feet of leasable floor area. Renderings portray the building with a tiered roofline that gradually steps down in height to create a series of terrace levels. Street-level retail space with outdoor seating areas will provide sidewalk activation at two corners of the the property.
South across the street, a a four-acre site at 12126 West Waterfront Drive will feature a six-story edifice, consisting of of an additional 100,000 square feet of office space. Like its larger counterpart, the building's design will create multiple rooftop terraces.
In addition to the on-site retail options, Tishman Speyer's plans also call for other amenities such as a cafeteria and bike storage with changin rooms and showers.
The Brickyard is expected to be ready for occupancy in late 2016.
The project is the second ongoing Playa Vista development for Tishman Speyer, which recently signed leases with Yahoo and the Annenberg Foundation at their nearby Collective campus.
