The Los Angeles County Board of Supervisors has voted to earmark nearly $57 million in No Place Like Home funds for a series of affordable and permanent supportive housing developments in Downtown Los Angeles and the San Fernando Valley. The six projects - which bear a total estimated cost of more than $260 million - would create a total of 550 residential units.
Weingart Center Towers
Downtown Los Angeles-based service provider Weingart Center is set to receive $30 million for the development of two high-rise buildings adjacent to its headquarters at 6th and San Pedro Streets.
The first project, slated for a property at 554 San Pedro Street, calls for the construction of 12- and 18-story buildings containing 378 residential units atop ground-floor retail and supportive services.
The second, slated for a City-owned parking lot at 600 S. San Pedro Street, calls for the construction of a second 18-story tower featuring 302 apartments and four-story, 202-car parking structure.
Joseph Wong Design Associates and AHBE|MIG are designing both projects, which carry a combined cost of approximately $120 million.
One block west at the corner of 6th and San Julian Streets, Mercy Housing of California is planning a mixed-use structure called 6th Street Place. The proposed development would include 94 apartments - including 93 priced for low- and very low-income households - above 1,800 square feet of ground-floor commercial space.
TCA Architects and RELM are designing the proposed project.
Mercy Housing is slated to receive approximately $5 million in NPLH funds for the project, which has an estimated price tag of nearly $60 million.
Domus Development and L.A. Family Housing are pursuing a joint venture known as the Talisa Apartments in Panorama City.
The proposed project, slated to replace an auto repair shop at 9502 N. Van Nuys Boulevard, would consist of a four-story structure featuring 49 very low- and extremely low-income apartments.
FSY Architects is designing the low-rise development, which is slated to receive nearly $8.2 million in NPLH funds - going toward a total project cost of approximately $32.5 million.
Skid Row Housing Trust, expanding beyond its home turf of Downtown Los Angeles, is pursuing its second development in Van Nuys.
Confianza, slated for a property at 14142-14154 W. Vanowen Street, calls for the construction of multiple three- and four-story buildings featuring 64 low and very low-income apartments in addition to on-site supportive services.
The Gensler-designed project would be connected by a series of pedestrian bridges on its upper levels.

The final project - a joint venture between Decro Corporation, Daylight Community Development, and the Downtown Women's Center - is slated for a property at 5050 N. Bakman Avenue in North Hollywood.
The proposed five-story building, designed by FSY Architects, would provide 39 units of low- and very low-income housing in addition to one manager's apartment.
The project is expected to receive roughly $4.4 million in NPLH funds. Its total cost is estimated at approximately $19.6 million.
