Prolific developer Jamison Services, Inc. is moving forward with plans for yet another high-rise complex in Koreatown, according to an initial study published by the City of Los Angeles.
The proposed development, slated for an approximately 7.3-acre property at 7th Street and Mariposa Avenue, calls for the construction of two high-rise buildings featuring 640 studio and two-bedroom apartments. The towers would replace a portion of a three-level, 1,191-car parking garage which serves an adjoining office complex along Wilshire Boulevard.
CallisonRTKL is designing the project, which is labeled in architectural plans as "Central Plaza." Renderings depict contemporary glass-and-steel structures - standing 23 and 28 stories in height - with amenity decks placed at the podium and roof levels.
Plans call for four levels of above-grade parking - in addition to two subterranean levels - within the new construction. The resulting project would result in 1,214 new parking stalls, which combined with 700 spaces to be retained from the existing garage, would result in accommodations for up to 1,922 vehicles.
The project would convert a segment of an existing driveway to the north of the garage into a new pedestrian paseo, bookended with shops and restaurants at Irolo Street and Mariposa Avenue. Building amenities and lobby areas would line the ground floor toward 7th Street.
Pending approvals by the City of Los Angeles, a two-phase buildout of Central Plaza is anticipated. The first tower is slated to break ground in early 2022 and be completed in early 2024. The second tower would commence construction in mid-2024 and open by early 2026.
Jamison Services, which has developed numerous mixed-use and multifamily residential buildings in Koreatown, is planning a similar project two blocks west at 7th Street and Kingsley Drive, where a parking garage could make way for a pair of 23-story apartment towers. That project could break ground as early as 2021.
