The developer behind a $1-billion Frank Gehry tower complex in Downtown Los Angeles has set its sights on a large property in Santa Monica.
According to a notice posted outside a Vons supermarket located at 1500-1534 Lincoln Boulevard, Related California is seeking to raze the existing structure and an adjoining parking lot to make way for a mixed-use development. The notice states that plans call a five-story, 60-foot-tall building containing 260 apartments - including 65 units of affordable housing.
The supermarket, which was completed in the mid 1990s, would be replaced with a 53,000-square-foot space on the ground level of the proposed development. Related also proposes 33,000 square feet of additional retail, to be served by 390 parking stalls in an underground garage.
The developer declined to provide additional information regarding the project.
A date and time for a public hearing regarding requested entitlements has yet to be set, with public meetings largely on hold in Santa Monica due to the outbreak of COVID-19.
The Vons property, which also fronts 7th Street and Broadway, occupies approximately 2.5 acres of Downtown Santa Monica real estate, and abuts several similar mixed-use developments that are either planned or under construction.
Immediately south at 1550 Lincoln Boulevard, developer WS Communities is building a five-story building on the former site of a Denny's restaurant which will contain 100 apartments above ground-floor retail space. The Santa Monica-based firm is has three additional projects in the planning stages on the same block.
Farther south across, Century West Partners and Cypress Equity Investments are building more than 300 apartments in three developments between Colorado Avenue and the Santa Monica Freeway.
Related California is no stranger to Santa Monica - the company's portfolio includes a $350-million housing complex adjacent to Tongva Park. In addition to building residential towers in Century City and Hollywood, and Related is also a prolific developer of affordable housing.
