A trio of small residential buildings in the Sawtelle neighborhood could make way for an affordable housing development, according to an entitlement application submitted recently to the Los Angeles Department of City Planning.
The project, which would replace a duplex and two triplexes at 2444-2456 S. Barry Avenue, calls for the construction of 61 apartments. Plans call for a six-story, 78-foot tall building with approximately 39,000 square feet of floor area.
Requested entitlements for the project include density bonus incentives via AB 1763. The project application indicates that the proposed apartment building is considered a by-right development, in accordance with AB 2162.
Affirmed Housing Group - which is already developing affordable apartment buildings in Westlake and East Hollywood - is behind the proposed project.
The approximately $32-million development would be financed in part by Measure HHH funds.
Numerous market-rate developments are planned for nearby properties, including a 42-unit apartment building slated for a triangle-shaped site on Federal Avenue and a 102-unit complex approved for the former site of Kelbo's restaurant on Pico Boulevard.
