Two small commercial structures across the street from the the historic Bullocks Wilshire building in Koreatown could make way for a mixed-use apartment complex, according to an application recently submitted to the Los Angeles Department of City Planning.
The approximately 1.28-acre property, located at 3020 Wilshire Boulevard, is currently improved with two office and retail buildings which date to the late 1950s. Plans call for razing both structures to allow for the construction of a new seven-story edifice containing 262 apartments above roughly 10,000 square feet of ground-floor commercial space. Parking for 367 vehicles would be located within a two-level podium and one subterranean level.
Togawa Smith Martin is designing the building, which would be clad in plaster. Architectural plans show that the project would include a central courtyard, as well as two rooftop decks and podium-level swimming pool.
City records list the project applicant as an entity managed by Jamison Services, Inc. The company is among the largest developers and owners of commercial and residential buildings in the Koreatown neighborhood.
The 3020 Wilshire development would rise directly across the street from an 18-story apartment tower built by UDR, Inc., and a block west of a 25-story tower now rising at 2900 Wilshire Boulevard.
Its historic neighbor, Bullocks Wilshire, was converted from a department store into a part of Southwestern Law School in 1994.
Jamison Services is already building a similar apartment complex one block south at the intersection of 7th Street and Wilshire Place.
