Earlier this year, Hudson Pacific Properties pulled a major coup by signing Netflix to a 200,000-square-foot lease in the their under-construction Icon tower at Sunset Bronson Studios.

Now, the West Los Angeles-based real estate investment trust must hope that lightning strikes twice, as it moves forward with plans for another large office building across the street.

The proposed development, slated for a 1.5-acre parking lot at 5901 Sunset Boulevard, would rise 18 stories, featuring approximately 274,000 square feet of office space and 26,000 square feet of ground-level commercial floor area.

Plans call for 10 floors of offices above an eight-story podium which would include retail space and a parking garage.  The seven above-grade parking garage, combined with subterranean parking levels, would be capable of accommodating 1,118 vehicles.

Designs from architecture firm Gensler utilize tiered building heights to reduce the tower's scale relative to the adjacent residential neighborhood.  While the building would rise 260 feet above grade along Sunset Boulevard, a series of terraces levels would gradually taper the building's height moving north.  This design feature would also create the opportunity for landscaped courtyards on multiple floors.

Construction of 5901 Sunset is expected to occur over approximately 27 months, with completion expected in 2017.

The project will require multiple discretionary approvals from the City of Los Angeles, including a general plan amendment.
