A pair of small commercial buildings at Mid-Wilshire's notorious Fairfax Asterisk could be replaced by a mixed-use apartment building, according to plans submitted to the City of Los Angeles.
The approximately 28,000-square-foot site, located at the southeast corner of Fairfax Avenue and Pico Boulevard, is currently home to a Shakey's restaurant and a Starbucks coffee shop, among other businesses. Plans call for clearing the existing one-story structures to make way for the construction of a six-story development containing 120 studio, one-, and two-bedroom apartments - including 12 affordable units - above 5,135 square feet of ground-floor retail uses and a two-level, 132-car basement garage.
MVE + Partners is designing the contemporary low-rise structure, which would use carve-outs about its podium level to create amenity decks. Additional open space would be provided by a rooftop terrace space and private balconies.
The apartment complex is being developed by the Alhambra-based Jacmar Cos., which specializes in food distribution. The organization purchased the project site in 1983 for $1.9 million, according to Los Angeles County Assessor's records.
The proposed development would rise south across Olympic Boulevard from Vinz on Fairfax, a similar 144-unit residential-retail development which opened in 2018. Another large apartment building is planned just north of Tom Bergin's Irish Pub at 8th Street.
Other projects in the near vicinity include a five-story medical center, which is slated to rise from a property across the street from the Jacmar development.
