A single-family home and a small commercial building near a Metro station in East Hollywood could make way for multifamily housing.
On July 17, Los Angeles-based Canfield Development filed an application with the Los Angeles Department of City Planning to build a mixed-use apartment building at the southwest corner of Santa Monica Boulevard and New Hampshire Avenue. The proposed eight-story structure would include 85 studio, one-, two- and four-bedroom apartments with 1,137 square feet of ground-floor retail space. Plans also call for 72 parking spaces on two basement levels.
Hochhauser Blatter is designing the project, called 4750 Santa Monica, which would be clad in metal panels and painted cement plaster. Architectural plans show several common open spaces, including a central courtyard and a rooftop terrace.
Requested entitlements for the project include Transit Oriented Communities incentives allowing for increased height and floor area beyond what the property's base zoning permits. Canfield would set aside 10 of the apartments as affordable housing at extremely low-income level in exchange for the incentives.
The project site is located directly across the street from the Vermont/Santa Monica subway station, where Little Tokyo Service Center is planning a six-story, 187-unit affordable housing development on a site that is partially owned by Metro.
A handful of market-rate housing developments are also planned to the east along Santa Monica Boulevard, including one which would rise on the former site of the Union Swapmeet.
Canfield Development's other ongoing projects include a new housing complexes under construction in Mid-Wilshire and University Park, as well as an apartment building planned in Palms.
