A mixed-use building featuring housing and medical offices could be coming to the Pico-Robertson community.
The project, as detailed in plans posted by the South Robertson Neighborhood Council, would rise from an empty lot near the northwest corner of Pico and La Cienega Boulevards. The proposed seven-story development would contain 30 one-, two-, and three-bedroom apartments atop 1,275 square feet of ground-floor medical offices and parking for 35 vehicles.
Project applicant Springlife, LLC - managed by Beverly Hills dentist David Javdan - has requested Transit Oriented Communities incentives which would permit for increased density and a reduction to required side-yard setbacks. In exchange, a total of three apartments would be set aside as extremely low-income affordable housing.
California Development & Design is providing architectural services for the project, which is depicted in renderings as a contemporary low-rise structure consisting of wood-frame construction over a concrete podium. A rooftop deck would cap the building, while private balconies would line the exterior of the rectangular edifice.
The project joins a slew of similar developments planned for nearby stretches of Pico Boulevard, including a 10-story housing and hotel project at La Jolla Avenue, a 125-unit apartment complex proposed at Crescent Heights Boulevard, and a Googie-inspired building now under construction at Stearns Drive.
