Plans to redevelop an industrial site near Metro's Vermont/Beverly Station have received the support of the Los Angeles City Council.
In a unanimous vote on August 18, the Council approved a zone change and general plan amendment for the Enlightenment Plaza development, slated for a roughly 2.6-acre property bounded by Oakwood, Madison and Juanita Avenues. Developer Flexible PSH Solutions, Inc. has now obtained approvals to build up to 454 studio, one-, and two-bedroom apartments catering to unhoused persons, with targeted rents at the low-, very low-, and extremely low-income levels.
The project, designed by KFA Architecture, calls for the construction of five eight-story structures, which would be oriented around a central green space. Each building would include rooftop decks and case management services. Parking for 23 vehicles would also be located within the development site.
Construction of Enlightenment Plaza is expected to occur over roughly 24 months. An exact schedule has not been announced.
Flexible PSH Solutions has already obtained more than $10 million in financing for the project via Measure HHH and CRA/LA Excess Bond proceeds.
The development site sits directly west of PATH's under-construction Metro Villas campus, which will eventually contain 187 units of permanent supportive housing as well as on-site services.
