A rare proposal for a mixed-use apartment building in Pacific Palisades is scheduled for consideration at this week's meeting of the Los Angeles City Planning Commission.

The proposed development, slated for the site of a vacant Jack in the Box Restaurant at 17346 Sunset Boulevard, calls for the construction of a five-story edifice containing 39 studio, one-, and two-bedroom dwellings - including four very low-income units - above 2,900 square feet of ground-floor retail space and parking for 49 vehicles.

Architect Farzin Maly is designing the contemporary low-rise structure, which would consist of wood-frame construction and a concrete podium.  Architectural plans show that numerous amenity decks would cap the building's rooftop, with the apartments wrapping a central courtyard at the podium level.

Project applicant California Food Managers, LLC - an entity managed by a group of Beverly Hills investors - are seeking approvals of off-menu density bonus incentives for the proposed development, as well as specific plan compliance review and a coastal development permit.

An environmental study published by the City of Los Angeles in 2019 indicates that construction is expected to occur over a roughly 15-month period.  An anticipated groundbreaking date for the project was not included in the study.
