Plans to redevelop the offices of Search to Involve Pilipino Americans (SIPA) with permanent supportive housing are finally coming to fruition.
Crews from Walton Construction recently razed the non-profit organization's headquarters at 3200 W. Temple Street, where SIPA and Linc Housing Corp. have obtained entitlements to build a five-story structure featuring 63 studio apartments for formerly homeless residents and one manager's unit.
The project, called HiFi Collective, is located at the western gateway to Historic Filipinotown will also include a new 6,100-square-foot office for SIPA, as well as a multi-purpose space, and a small business center named in honor of John Eric Swing, a community leader and former Executive Director of SIPA who passed away unexpectedly earlier this year.
"This vital redevelopment at SIPA has been several years in the making and marks the beginning of a turning point for Historic Filipinotown," said Jennifer Taylor, head of real estate, SIPA board of directors in a news release.
The contemporary low-rise building - designed by a team which includes D33 Design & Planning and Synthesis Design + Architecture - will offer residential amenities such as a community room, a computer lab, and a community kitchen. Additionally, the project will have on-site offices for supportive services
Funding for HiFi Collective comes from several sources, including a traditional construction loan, a roughly $12.7 million allotment in Proposition HHH Funds, and a $6.8-million contribution from Los Angeles County.
The approximately $32-million development will cater to households earning between 50 and 60 percent of the area median income. Rents at the development will range from $848 to $1,018 per month, according to a staff report to the California Tax Credit Allocation Committee.
Completion of HiFi Collective is expected in early 2022.
