Protective fencing has arrived at the longtime site of a surface parking lot near Metro's Wilshire/Vermont Station, where Holland Partner Group has broken ground on its latest high-rise development.
The project, located at the northeast corner of 7th Street and New Hampshire Avenue, will consist of a 38-story tower featuring 375 residential units, according to permit filings with the Los Angeles Department of Building and Safety.
MVE + Partners is serving as the project's executive architect, building off of the entitlement design by Archeon Group. Renderings of the new tower depict a boxy glass high-rise, with amenity decks located above its parking podium and rooftop.
Current work on the project is limited to grading and shoring for the tower's subterranean parking. Full construction permits have yet to be issued.
The tower was entitled as part of a larger mixed-use project by Harridge Development Group, which also calls for the construction of a smaller apartment building on an adjacent site and the conversion of a 1930s I. Magnin department store (now known as the Wilshire Galleria) into a 160-room hotel.
Other projects now in the pipeline in the surrounding Koreatown neighborhood include a proposed mixed-use apartment building one block east at Vermont and Leeward Avenues, as well as Los Angeles County's $300-million Vermont Corridor complex.
Holland Partner Group - headquartered in Vancouver, Washington - is a prolific developer of multifamily housing in the Los Angeles area. It is currently in the midst of construction on a mixed-use project in Long Beach, and has additional developments planned in Echo Park, San Pedro, East Hollywood, and Mid-Wilshire.
