Prime Place, A Kansas-based developer specializing in student housing communities, has received the go-ahead to begin work on a new project in Exposition Park.

The project, located two blocks west of the USC campus at 1320 W. Jefferson Boulevard, calls for the construction of a six-story edifice featuring 130 residential units above two levels of basement parking.  Plans call for a mix of studio, one-, two-, and three-bedroom dwellings, with capacity for up to 270 residents.

Approved entitlements include Transit Oriented Communities incentives, permitting greater density than would otherwise be allowed, in exchange for setting aside 13 apartments as deed-restricted affordable housing.

A rendering of the project, which is designed by Prime Place affiliate Prime Design, depicts a contemporary podium-type building clad with a combination of metal, fiber cement panels, and brick.  Architectural plans show that the building would include two courtyards, a recreation room, and a rooftop deck.

The apartment complex replaces a trio of smaller residential and commercial buildings.

Prime Place is planning a larger 154-unit apartment complex elsewhere in Los Angeles, according to its company website.
