Three years after obtaining approvals to build multifamily housing on a vacant lot near MacArthur Park, developer SAFCO Capital is going back to the drawing board.
Last week, the West Los Angeles-based firm submitted a revised application to the City of Los Angeles to construct a mixed-use building at the northwest corner of 8th and Park View Streets. Plans call for a seven-story building featuring 264 studio, one-, and two-bedroom apartments - including 27 extremely low-income affordable units - above nearly 6,000 square feet of ground-floor retail space and parking for 235 vehicles.
The revised application employs Transit Oriented Communities housing incentives, using the provision of on-site affordable units and proximity to high-frequency bus lines to obtain permission to exceed certain zoning limits on the property. The result is a substantially larger proposal than the 144-unit apartment building approved for the property in 2017.
The Albert Group Architects is designing the proposed development, which is called The Parkview. Architectural plans show a contemporary podium-type building which includes amenities such as a fitness center, a community room, and multiple courtyards and roof terraces.
The Parkview is planned for a property located one block from Grand View Street, where non-profit developer Abode Communities has announced plans for a six-story, 100-unit affordable housing complex.
Moving three blocks east to Alvarado Street, construction is now underway for a mixed-use housing development comprised of prefabricated modular units.
SAFCO Capital's other projects include mixed-use and multifamily residential developments at several sites in East Hollywood and Westlake.
