A pair of late 1920s duplexes in the Pico-Robertson neighborhood could make way for a larger multifamily residential development, according to plans submitted to the City of Los Angeles.
The proposed development, slated for two parcels at 1442-1446 S. Bedford Street, calls for the construction of a five-story edifice featuring 29 one-, two-, and three-bedroom apartments above parking for 36 vehicles.
Requested entitlements for the project include Transit Oriented Communities incentives, permitting a taller and denser building than would be allowable under the property's base zoning. In exchange for the incentives, three of the apartments would be set aside as deed-restricted affordable housing as the extremely low-income level.
A rendering included with the development's entitlement set depicts a contemporary podium-type building.
City records list the project applicant as an entity affiliated with West Hollywood-based developer Trion Properties in conjunction with Ketter Construction. The two companies have worked together on several other projects in neighboring Mid-City community.
