In Hollywood, vertical construction is complete for a mixed-use development at the northeast corner of Melrose and Highland Avenues.

The project, which replaced a gas station, consists of a four-story edifice which will feature 33 apartments and approximately 4,900 square feet of ground-floor retail space upon completion. 

A rendering included with the development's entitlement applicatino depicts the apartment complex as a contemporary low-rise structured capped with an amenity deck.  Building permits indicate that Woodland Hills-based PK Architecture is designing the project.

The development site was originally entitled for a smaller three-story, 19-unit apartment complex by project applicant Kambiz Hakim.  However, when the project was already partially through foundation work, Hakim submitted a new entitlement application to the City of Los Angeles for the larger 33-unit development using Transit Oriented Communities incentives.  In exchange for the bonus height and floor area, a total of three dwellings will be set aside as deed-restricted extremely low-income housing.
