A pending staff report to the Glendale Design Review Board offers a first look at Onni Group's plans for a large hotel complex near the CA-134 Freeway.
The proposed development, slated to replace a surface parking lot at the southwest corner of Brand Boulevard and Sanchez Drive, calls for the construction of 34- and 35-story buildings featuring a combined total of 852 guest rooms above a podium structure containing parking and retail space.
IBI Group is designing the project, which is depicted on conceptual renderings as a pair of glass-clad towers rising to a 380-foot-tall roof line (though decorative elements could protrude as high as 408 feet). Architectural plans indicate that guest rooms will wrap the proposed four-story parking podium, masking it from view along Sanchez and Brand. A landscaped deck would cap the garage levels, with a large setback along the eastern property line used to create a street-fronting plaza.
The two towers, if built, would rank as the tallest structures in Glendale, according to data from the website Emporis.
The project is currently in its design review phase, according to the staff report. An environmental study for the proposed hotel complex has yet to be completed.
The towers would rise on a rectangular site which is hemmed in by Altana, a 507-unit apartment complex completed by Carmel Partners in 2016, and a 14-story office tower at 611 N. Brand Boulevard, which is part of the development site owned by Onni Group.
While this is the first major project in the City of Glendale for Onni Group, the Vancouver, Canada-based firm is a well-known developer of mixed-use, high-rise buildings in Los Angeles County. Over the past five years, it has completed a trio of apartment in Downtown Los Angeles, and is planning additional projects in the Arts District, the Miracle Mile, and Hollywood.
Elsewhere in Downtown Glendale, several other developers are pursuing large high-rise projects, including a 25-story hotel tower planned near the intersection of Brand and Glenoaks Boulevards.
