With construction finally underway on its 50-story residential tower in Downtown Los Angeles, the Onni Group has now turned its attention towards Hollywood.
An initial study published last week by the Department of City Planning has offered a first look at the Vancouver-based firm's latest Southern California project: 6901 Santa Monica Boulevard.
The mixed-use development, slated for a 1.5-acre property between Mansfield Avenue and Orange Drive, would consist of a seven-story structure featuring 231 studio, one- and two-bedroom apartments, including 15 units for very low income households. Plans also call for 15,000 square feet of neighborhood-serving commercial space and 390 parking stalls on two subterranean levels.
According to the environmental report, the design from Roschen Van Cleve Architects is an "Industrial Loft style concept," which takes cues from the surrounding neighborhood's legacy of industrial and entertainment industry uses. Exterior materials including board-form concrete, smooth plaster and metal cladding all play into the appearance of a light manufacturing facility.
The building's mass would gradually taper proceeding north from the commercial boulevard to a two-story height profile, matching the adjacent residential buildings along Orange Drive.
Construction of the project, which renderings describe as the MR2 Lofts, would occur over approximately 18 months. A start date is contingent on a variety of approvals from the City of Los Angeles.
The property is currently developed with a rental car lot.
