In two votes taken on November 5, the Los Angeles City Planning Commission singed off on proposal for infill housing projects in Westwood and the Hollywood Hills.
The first development, slated for a property in the Hollywood Hills, comes from applicant Kiran Patel of Cerritos-based Oaktree Financial.
The proposed project calls for demolishing a small commercial building at 3077 N. Cahuenga Boulevard, making way for the construction of a three-story building featuring 40 studio and one-bedroom apartments - including five deed-restricted affordable units - above parking for 51 vehicles.
Alajajian Marcoosi Architects is designing the contemporary low-rise development.
The second project, which comes from Commerce-based Greenfield Ohio, LLC, calls for replacing 1930s and 1940s buildings at 1427-1431 S. Greenfield Avenue in Westwood with a six-story, 29-unit development.
The proposed apartment complex, which was approved by the Planning Department in September, faced three separate appeals to the City Planning Commission. Project opponents alleged that the approval of the apartment complex violated local zoning rules, and pushed for additional review under the California Environmental Quality Act.
A staff report dismissed the claims of the appellants, and recommended that the Commission should uphold the determination letter issued by the Planning Department.
