A New York-based real estate investment firm's plan for a new mixed-use complex just south of the Hollywood Walk of Fame has received the blessing of the Los Angeles City Council.
In a 14-0 vote on December 8, the Council approved the LeFrak Organization's Hollywood Wilcox development, which calls for the construction of a 15-story tower near the intersection of the same name. The mid-rise building, which would replace four small commercial buildings along Wilcox Avenue, would include 260 apartments - including 26 set aside for workforce, low-, and moderate-income households - above 8,800 square feet of retail space and a parking garage.
GMPA Architects is designing the project, which would use tiered rooflines to provide a series of terrace decks for residents. The 160-foot-tall building would gradually step down in height toward the adjoining Attie Building - a 1930s structure which LeFrak intends to retain and restore as commercial space.
Entitlements approved by the City Council include a zone change and a height district change required to accommodate the proposed building envelope.
Completion of the Hollywood Wilcox development is expected to occur in 2023, according to an environmental study conducted for the project.
The apartment building would rise just one block north of the intersection of Wilcox and Selma, where Hollywood-based developer Relevant Group has built a series of new hotels.
West across Wilcox Avenue, developer Thomas Safran & Associates is planning to redevelop a City-owned parking lot with seven-story, 152-unit affordable housing complex.
The Hollywood Wilcox development is the LeFrak Organization's second attempt to build a large mixed-use complex in Hollywood, following the now-cancelled Horizon Hollywood development at La Brea Avenue. However, that proposal was dealt a fatal blow when the mid-century church that would have made way for the new housing and retail was designated as a Los Angeles Historic-Cultural Monument.
