From a vantage point high above in Elysian Park, signs of construction are visible at the site of an L.A. River-adjacent housing development in Frogtown.

The project, which broke ground in early 2020 and 1901 W. Blake Avenue, is being developed by Los Angeles-based real estate investment firm Uncommon.  Plans call for the construction of a three-story complex featuring 52 one- and two-bedroom apartments - including five very low-income affordable units - above a 58-car subterranean parking garage.

KFA Architecture is designing the apartment complex, which will consist of two interconnected low-rise buildings lining a central courtyard.  Other open spaces planned within the project include a 5,500-square-foot courtyard and a community room.

A design narrative submitted to the Los Angeles City Planning Commission in 2018 described the project as borrowing "from the vernacular of vintage industrial buildings," while also incorporating contemporary residential design.

A short walk away along Blake Avenue, a similar project featuring housing and commercial space is slated to rise from a currently vacant lot.  Both development sites are located north of a new bridge which will span across the L.A. River to the Taylor Yard.

Uncommon's other projects include a new housing and office complex in Chatsworth, which is home to the headquarters of toymarker MGA Entertainment, and a proposed mixed-use apartment building in Beverly Grove.
