Just east of Edward Vincent Jr. Park in Inglewood, the wood and concrete frame of a mixed-use affordable housing complex from co-developers LINC Housing Corp. and National CORE is starting to take shape.
The Fairview Heights Apartments, which broke ground in January on a Los Angeles County-owned property at 923 E. Redondo Boulevard, will consist of two four-story buildings featuring 101 apartments for low-income and formerly homeless persons, as well as roughly 5,000 square feet of ground-floor commercial space.
The approximately $53-million development will include a mix of one-, two-, and three-bedroom apartments with rents ranging between $545 and $2,016 per month, according to a June 2019 staff report to the California Tax Credit Allocation Committee. The units will be reserved for households earning between 30 and 80 percent of the Los Angeles area median income.
KFA Architecture is designing the Spanish Colonial Revival-style apartment complex. The under-construction buildings will both include podium-level courtyards for use by residents. Additionally, plans call for a ground-level public plaza, lined with art displays and kiosks, which would feed into a new pedestrian promenade proposed for Redondo Boulevard.
Completion of construction is expected in Fall 2021.
The project site, which was formerly developed with an office building for Los Angeles County's Department of Public Social Services, was targeted for redevelopment due to the nearby Crenshaw/LAX Line. The under-construction light rail line will have a station located directly across Redondo Boulevard from the Fairview Heights Apartments. While that station was originally slated to open more than a year before the housing development, its expected completion date has been pushed back to 2021.
Other projects in development near the Fairview Heights Station include West Terrace, a 64-unit permanent supportive housing complex proposed by non-profit developer A Community of Friends.
