In Baldwin Hills, developer Meta Housing Corp. has completed construction of Metro at Buckingham, the firm's latest senior affordable housing complex.

Located on a previously vacant site at 4018-4030 Buckingham Road, the project consists of a four-story edifice featuring 103 apartments for low-income adults aged 62 and older with a central courtyard and on-site supportive services.  Parking for up to 60 vehicles is located in a surface lot to the north of the building.

The more than $38-million development will cater to households earning at or below 30 and 60 percent of the Los Angeles area median income, according to a staff report to the California Tax Credit Allocation Committee.

The Architects Collective designed the apartment complex, which has a shorter height profile fronting Buckingham Road due to a zoning limitation on building height.  A decorative ribbon wraps the exterior of the structure, using exterior stairs to shift from floor to floor.

The project site is one component of the former Marlton Square retail center, which has been incrementally redeveloped over the past two decades.  A new Kaiser Permanente medical office building was recently completed just west of the apartment complex, and a 700,000-square-foot bioscience research facility is slated to rise on a large portion of the property.

East of Marlton Square at the intersection of Martin Luther King Jr. and Crenshaw Boulevards - adjacent to a new subway station being built as part of Metro's Crenshaw/LAX Line - Baldwin Hills Crenshaw Plaza shopping mall is poised to become the center of a sprawling mixed-use project which would include offices, multifamily housing, and potentially a hotel.  However, the future of that proposal has been left in doubt, as community activists have fought with a series of prospective developers to secure control of the 43-acre mall.

Meta Housing, the developer behind Metro at Buckingham, is also developing new housing projects in Downtown, East Los Angeles, and North Hills.
