Construction has commenced for a $16-million mixed-use complex in Palms.

The Roy @ Overland, slated for a half-acre site at 3644-3658 Overland Avenue, will consist of a six-story building featuring 92 apartments, approximately 1,500 square feet of retail space, and underground parking accommodations for 105 vehicles and 109 bicycles.  City records indicate that the project would include a mixture of studio, one- and two-bedroom apartments, including eight units reserved for very-low income households.

Plans call for a number of on-site amenities, including a gym, a dog run, and a rooftop deck.  A large three-story cut-out in the building's Overland facade will open up to a landscaped courtyard on the building's second level.

Renderings from the website of Killefer Flammang Architects (KFA) portray a contemporary design clad with exterior plaster, fiber cement panels and reflective porcelain tiles.  The Roy bears many similarities to the M Lofts, a nearby development which was also designed by KFA.

The project is being developed by a joint venture between Anejo Development, LLC and Griffin Opportunities, LLC.

The project's initial study indicates that construction is anticipated to occur over approximately 18 months, placing its expected completion date sometime in mid-to-late 2017.
