Across the street from the George Deukmejian Courthouse in Downtown Long Beach, wood framing is starting to rise at the site of a new mixed-use apartment complex from Ensemble Real Estate Investments.
The project, which replaced a surface parking lot at the southwest corner of Broadway and Magnolia Avenue, will eventually consist of a seven-story building containing 142 rental apartments above 3,000 square feet of ground-floor commercial space and a parking garage.
Designed by Urban Architecture Lab, the contemporary podium-type structure will use different exterior finishes and offset floor plates to give its facade texture. Planned on-site amenities include a rooftop pool deck, which would be located at the southeast corner of the property.
At the time of the project's groundbreaking in March 2020, the Long Beach Post reported that completion was anticipated begin accepting leases in Spring 2021.
Ensemble Real Estate Investments, which is headquartered in Downtown Long Beach, has built a slew of similar mixed-use projects in the surrounding neighborhood, including the Crest Apartments and the 442 Residences. The firm is also behind plans to redevelop a parking lot at 3rd Street and Pacific Avenue with a high-rise apartment tower.
The Broadway and Magnolia development may be a prelude of larger things to come. Immediately west of the development site, the large parking lot surrounding the Long Beach World Trade Center is poised to be redeveloped by Trammell Crow Residential with a sprawling mixed-use complex called Westside Gateway. Plans call for the construction multiple high-rise and low-rise buildings - including a 40-story tower which would be the tallest in Long Beach - featuring more than 700 residential units.
