Eight months after our last update, the wooden frame of a mixed-use housing development from Schon Tepler Group is now complete in Echo Park

The project, which replaced two single-family dwellings at 916 N. Alvarado Street, consists of a four-story edifice which will feature 27 apartments above 200 square feet of ground-floor commercial space and parking for 23 vehicles.

Plans call for studio apartments averaging less than 400 square feet in size, including three units which would be set aside as deed-restricted affordable housing.  The inclusion of the below market-rate units makes the project eligible for Transit Oriented Communities incentives, permitting a larger structure than would have otherwise been allowed.

The contemporary low-rise structure, designed by architect Sammie Tabrizi, will include a rooftop amenity deck.

The project is a prelude to a series of larger mixed-use and multifamily residential developments near the intersection of Sunset Boulevard and Alvarado Street, including controversial apartment complex slated to rise at the site of Taix and a proposed 176-unit building at 2225 Sunset Boulevard.

Schon Tepler is currently in the midst of construction at similar projects in Arlington Heights and Historic Filipinotown.
