In Koreatown, heavy equipment has begun clearing the asphalt from a surface parking lot at 8th Street and Serrano Avenue, where the City of Los Angeles recently issued construction permits for a mixed-use apartment complex.
The project, which comes from prolific Koreatown developer Jamison Services, Inc., will consist of a six-story building featuring 157 studio, one-, and two-bedroom apartments - including 16 to be reserved for extremely low-income households - above 12,000 square feet of ground-floor retail space and two levels of subterranean parking for 96 vehicles.
Jamison Services secured entitlements for the project through the Transit Oriented Communities guidelines, which permit relief from certain zoning standards for developments that include affordable housing and are located near bus and rail lines.
Togawa Smith Martin is designing the project, which is depicted in renderings as a contemporary low-rise structure clad in stucco, glass, and metal. Plans call a swimming pool and courtyard at the building's second-story podium level, as well as a rooftop amenity deck.
The project is the latest in a series of large housing and retail developments for Jamison Services along the 8th Street corridor, following projects that are now in construction or were recently completed at Harvard Boulevard and Berendo Street. A third housing complex is slated to rise at Western Avenue, although that property remains a dirt lot at the time of publication.
Jamison's latest development sits directly east across Serrano Avenue from the construction site of the Rise Koreatown, a larger mixed-use complex which will include 364 apartments above ground-floor commercial space.
