Sandstone Properties, a Los Angeles-based real estate firm, has unveiled updated designs for a proposed apartment complex to the Neighborhood Council of Westchester and Playa Del Rey's Planning and Land Use Committee (NCWPDR).

The development, slated for an approximately two-acre site at 6733 Sepulveda Boulevard, would consist of a five-story structure containing 176 residential units and parking accommodations for up to 245 vehicles.  Plans call for a mixture of studio, one- and two-bedroom apartments which would average 641 square feet in size.  Proposed amenities would include landscaped outdoor decks and a podium-level swimming pool.

Since last presented to NCWPDR in June 2015, designs from architecture firm Johnson Fain have been revised to eliminate a decorative arch feature and to better screen rooftop equipment.  Additionally, the project will now offer approximately $87,000 worth of streetscape upgrades for Sepulveda Boulevard, aligning with broader efforts now underway by the Westchester neighborhood.

Further details about the development, such as its budget and its timeline, are currently unclear.

The project has received a letter of support from a representative of the adjacent Howard Hughes Center, which is currently in the process of a $30-million renovation.  The retail and entertainment complex, which has struggled to retain tenants and customers in recent years, is hoping that developments such as 6733 Sepulveda, as well as other nearby projects from Mill Creek Residential Trust and Equity Residential, help improve foot traffic throughout the area.
