Tipster Oscar Hagen Gake has sent word that a new residential tower is planned in the Burbank Media District.

The proposed mid-rise building, known as the Screenland Lofts, is slated for an approximately .7-acre site at 115 North Screenland Drive.  Plans from Connecticut-based Lexham Realty call for a 13-story tower featuring 40 two-bedroom apartments, more than 3,700 square feet of ground-floor commercial space and 229 subterranean parking spaces.  The project would also offer common amenities such as a rooftop swimming pool, a second-floor terrace garden and potentially a fitness center.

According to the website of architecture firm Roger Ferris + Partners, the design of the 170-foot structure is arranged with "large open terraces that act like stacked 'front porches.'"  Exterior materials for the building would include metal louvers and glass.

As currently planned, the Screenland Lofts will require a development review and a conditional use permit from the city.  A budget and timeline for the project are currently unclear.
